URD Subdivision Easement Requirements

Blanket Easement Requirements:

  • Metes and Bounds
  • Final Plat
  • Recorded Warranty Deed
  • Joint Trench Partners need to have layouts completed and uploaded
  • Cable and telco should follow trench

Defined Easement Requirements(URD):

  • Recorded Plat
  • Joint Trench Partners need to have layouts completed and uploaded
  • Cable and telco should follow trench
  • Standard Easement for URD is 14’ U.E in front or rear of lot (CNP and JT Partner facilities only)
  • Side lots for URD is 10’ UE. (Can be split 5’x5’ between lots. Not always applicable depending on adjacent land (i.e. detention reserve))

Defined Easement Requirements (OVH):

  • Recorded Plat (if running through subdivision)
  • Metes and Bounds if outside subdivision (i.e. Commercial Tract)
  • Standard OVH Perimeter Easement is 10’U.E x 21’ ½ A.E.
  • Back to Back (Split between lots or property) 10’U.E. x 30’ A.E.
  • Need an 30’ “All Weather Access” road when OVH is installed in reserves and/or when we have limited access to overhead poles

Staking Requirement:

  • Proper Monumentation (i.e. Road ROW control points, lots pinned and lathed with legible lot corners where OVH will be located)
  • Ground to proper elevation grade
  • If SROW is staking under a SFB , then a preliminary / unrecorded plat of the section should be provided as well as monumentation indicating the proposed lots/ roads, etc.

Town Home Easement Requirements

  • Recorded plat
  • Joint Trench Partners need to have layouts completed and posted
  • Cable and telco should follow trench
  • For Rear lot construction a standard 14’ UE is required
  • For Front lot construction:
    • Electric and Gas Only – 5’ x 5’ Split with additional 3’ x 9’ around facilities
    • All Joint Trench Partners – 8’ X 8’ split
  • If wets are on property and not in private drive, we need a 16’ UE all on the property
  • Facilities cannot be placed in reserves described as drainage and/or detention
  • Access easements required for facilities located in the rear of the lot.
    • 3’ access for pedestals
    • 5’ access for transformers
